For Sale, For Lease...More Comings & Goings

There's some activity occurring in Franklin Towne Center in Franklin Park, but details are rather sketchy.

Ocean State Job Lot, a closeout retailer, is listed as one of the tenants in the shopping center at the intersection of South Middlebush Road, according to the Sabre.Life website. So far, there are no signs noting which space the discount retailer would occupy. Calls to the retailer and the real estate broker weren't returned. 

An Indian restaurant will be going into the center, says one of the other tenants in the shopping center. On a related note, Persis Indian Grill opened on Friday, Sept. 22 in the Park Plaza strip mall.

Nuevo Amanecer Mexican restaurant, also located in Franklin Towne Center, had listed its business for sale about six months ago, but the owners plan to take it off the market in November, because it didn't get any serious offers. The restaurant opened four years ago, and the owners had received some interest from a couple of potential buyers. The business is listed on Century 21 Commercial website




Also of interest, one space, currently occupied by a chicken/ribs restaurant, is available for lease in Dabs Plaza, between Clover Place and Claremont Road, according to LoopNet, a real estate website.

                                        Road Work Alert

Bunker Hill Road from Canal Rd to Rt. 27, will be undergoing road resurfacing by Somerset County Department of Public Works starting Friday, Sept. 29. The overnight project is expected to continue for two to three weeks depending on the weather.The hours are 8:00 PM-6:00 AM Monday-Friday. The project will require a complete road closure, section by section.

Help Wanted Ranges From Alankar to Wawa

I've noticed a few help-wanted signs in the area, the most noticeable being the one at the corner of Beekman and 27 announcing that Wawa is now accepting applications. Wawa's website doesn't give an estimated opening date for the site that's now under construction.




Positions include customer service associates, fuel service associates and night supervisor. The company didn't respond to an email seeking clarification on when the store/gas station will open. The site was previously a Lukoil gas station with a Circle K convenience store, which was closed a few years ago.

The new Wawa will be well situated, since a new development, East Meadow Estates, is being built around Wawa and the Tabtor Math building. The development was approved for 55 single-family homes by South Brunswick Township.



Other places that are hiring are the Franklin Park Diner; Alankar Boutique, which is seeking a tailor; Hair Time, advertising for a barber; Cleworth Conditioning, seeking an HVAC technician; Domino's, L'Affaire Bakery; and Party Fair. It's likely that most of the stores that are coming soon (mentioned in Sept. 18's post) are also looking to hire.






Odds and ends: Construction has started in two store fronts in Franklin Park Plaza, behind IHOP. No signs have yet indicated what will occupy the spaces and the real estate broker didn't return a call seeking further information.




Mini-Profile: Alankar Boutique

When Stein Mart closes next month, the only store selling clothing (other than underwear and sweat shirts in Walgreens, CVS and Stop & Shop) will be Alankar Tailoring Boutique, the company's third store in New Jersey. It's located behind the CVS on Route 27 south, not to be confused with the CVS on Route 27 north.

The Franklin Park store opened about a year ago and is doing well, says Rikesh Solanki, who is a partner in the business. His wife, Darshita, also works at the store. The couple comes to the U.S. from Gujarat, India's western-most state. 

The store imports clothing from India, as well as sells custom-made clothing. Alankar hasn't done much advertising or promotion, Solanki says, other than listing on Google Business. Word of mouth appears to be the main source of their customers, who are both from the Franklin Park/Kendall Park area as well as further south.

The Signs, They Are A-Changin'

As I mentioned last week in "What's on the Menu: Restaurant Census", a lot of new Indian restaurants have opened since I first moved to the area in 1989. Poring over U.S. Census Bureau data for Franklin Park (zip code 08823) and Kendall Park (zip code 08824), it's not surprising. The percentage of the population that identify themselves as Asian Indian jumped to 25.1%, according to an estimate of 2015 statistics, from 21% in the 2010 census. And there's a big difference between the two towns. Almost one out of three people living in Franklin Park (29.6%) is Indian, while more than one out of five people in Kendall Park is Indian (21.8%).  



Under Five Declines

So I looked at what else has changed in terms of demographics. With three childcare centers within three miles, the number of children under five years old must have increased, right? Maybe not. The number has decreased to 1,197 in '15 from 1,307 in 2010, an 8.4%
decline. The '15 estimate, though, may not accurately reflect the area's demographics. The U.S. Census Bureau's website estimates the number of Franklin Park children under the age of five in 2015 at 660, with a margin of error of plus or minus 212. That's an enormous margin of error.  




The Over-60 Set



Let's look at the other end of the age spectrum. How about those older than 60? (And, really, 60 isn't that old.)  We've heard a lot about the aging of the population. Maybe the next trend will be adult daycare facilities and health related services, such as dialysis centers. I certainly see enough adult daycare vans driving around town (though I haven't seen any actual adult daycare facilities on this stretch of Route 27). Overall, the figure appears fairly stable between 2010 and 2015. Seniors living in both towns total about 3,098 in '15 (or 14% of the population), compared with 3,043 in '10 (also about 14% of the population). 



Again, there's a significant difference between the two towns. People over 60 years old accounted for almost 15% of Franklin Park's population in 2015, up from 12% in 2010. Meanwhile, in Kendall Park, senior citizens accounted for 13.2% of its population, down from 16.2% in 2010. 

Diversity Analysis

How are other racial/ethnic demographics changing? Diversity is definitely on the rise. White people make up 46% of Franklin Park/Kendall Park's combined population, and there's a stark contrast between the two towns. In Franklin Park, 30% of the population is white, while in Kendall Park that number is almost 58%. The percentage of the two towns' population identified as black or African/American is 12.7% in '15, up slightly from 12.1% in '10. In Franklin Park, the figure is 23%, while in Kendall Park it's 5%.

Hispanics/Latinos made up 8.41% in '15  of the two zip codes, up from 6.9% in '10, with the percentage similar in both towns. Those who identify themselves as two or more races are increasing as well. In Franklin Park they make up about 5.9% of the population, up from 3.3% in '10; and in Kendall Park, only 2.37% of the population describe themselves as two or races versus 2.14% in '10.

The average household income in the area rose about 4% in 2015 from the previous year, according the the Census Bureau's estimate, with a rise of almost 6% in Kendall Park to $147,014 and 1.9% in Franklin Park to $113,878.

Looking at the bigger picture, the area's total population is increasing at a faster rate than U.S. population overall. Kendall Park/Franklin Park's total population rose 4.8% from '10 to '15, according to the Census Bureau's estimates and data, while the total U.S. population rose 2.5% during that same period.

Coming Soon to a Strip Mall Near You (Near Me, Actually)

A new sign went up in the Park Plaza strip mall over the weekend. Persis Biryani Indian Grill will open in the space once occupied by Spice Rack restaurant. The new restaurant will add to the chain that already has 19 locations in the U.S., and will be the fourth in New Jersey. Persis's existing New Jersey locations are in Hamilton, Piscataway and Jersey City.

The company's website says each location is independently owned and operated and adheres to the Persis's guidelines and food standards. Other locations are in Georgia, North Carolina, South Carolina, Iowa, Michigan, Minnesota, Ohio, Tennessee, Florida and Nebraska.


Child Care...


A couple more sign changes occurred recently at Franklin Park Plaza (the shopping center that includes the IHOP). The Wonder Years Academy preschool and day care has changed to Greatstart Early Learning. (The Franklin Park Plaza sign still says Wonder Years, though). Greatstart has four sites in New Jersey and another in the Philippines, while Wonder Years only has two locations now. Greatstart offers programs for children from 6 weeks to 13 years old, according to its website.


The original building, built in 1909, was called Franklin Park School, but renamed the Phillips School in 1931 and was part of the Franklin Township public school system until 1976, according to Wikipedia. The township recreation department used the building until 1993, when it was closed due to structural problems. It was sold, renovated and re-opened as a private childcare and preschool facility in 1999.


.. And Kidney Care

A sign went up for DaVita Kidney Care Center in the strip mall behind the IHOP. The company operates 2,445 outpatient dialysis centers in the U.S. and  217 centers in other countries as of June 30, 2017. The company opened 27 centers in its fiscal second quarter and 24 in this year's first quarter.

Lots More Coming to Riya Plaza

Rita Dance Academy is moving from Finnegans Lane in North Brunswick to Route 27 (probably no more than 500 feet from its current location). The school teaches Kathak, a dance style prevalent in northern India, according to the academy's website



A brand known in India, Kwality Ice Cream, is also opening a store in Riya Plaza. Headquartered in Edison, the brand is available at 10 other locations in the U.S. The chain carries more than 57 gourmet ice creams and specializes in Cassta, Kulfi, eggless ice cream cakes and sugar-free ice creams.   



Five-minute pizza? Pie Five Pizza Co. is also opening up in the same strip mall. The  chain, based on the premise of preparing pizza in five minutes, stretches as far west as Nebraska and Texas and as far north as Minnesota. The company also plans to open a location on Route 18 in East Brunswick and another on Long Island.



Also coming to Riya Plaza is Les Delices Bakery and New Nail Time & Spa
